BIM coordination
Models adjusted to how the work goes in.
Federated models to LOD 350 for clash detection, and LOD 400 detail for CAD shop drawings and spooling.
BIM coordination
BIM from people who’ve installed the work.
We’re not an out-of-the-box BIM service. Too many models are drawn by people behind a desk who have never hung duct or run pipe. The model passes clash detection, then fights the crew in the field.
Our consultants — former superintendents and project managers who understand labor units — work hand in hand with the BIM team and adjust the model to how it will actually be installed. We look for the best path — the contractor-friendly route that speeds up labor, uses less material, and gives the project manager and client confidence that we’ve done our due diligence: the design intent, made into a workable install.
- Best path, not first pathRoutes chosen for how the crew installs: straighter runs, fewer offsets, a sequence that makes sense.
- Built for the crewHanger spacing, access to valves and dampers, room to work, and trapezes shared between trades.
- Less materialFewer fittings and offsets, standard lengths, and spool-ready runs that come off the truck ready to hang.
- Due diligence you can seeClash reports, coordination snapshots and field notes, so the PM and owner know the intent became a workable install.
Level of development
LOD 350 to coordinate. LOD 400 to fabricate.
LOD, or Level of Development, is the industry scale from the BIMForum LOD Specification for how complete and reliable each piece of a model is. Coordination and fabrication call for different levels, and we model to both.
Every duct, pipe, piece of equipment, hanger and support is modeled at its actual size, location and elevation, with its connections to structure and the other trades. That’s the level needed to run clash detection and sign off on a coordinated ceiling.
- Clash detection with structure, sprinkler and electrical
- Hangers, supports, access and clearances shown
- Coordination sign-off before anything is built
Once the model is coordinated, ductwork and piping are taken to LOD 400: fabrication-ready detail with exact lengths, fittings, joints and connections, so shop drawings and spool sheets come straight from the model and the pieces go in as drawn.
- Sheet metal fabrication drawings
- Pipe spool sheets with cut lengths
- Hanger and insert locations for layout
