Services
Estimating, BIM and shop drawings for the mechanical trades.
HVAC, sheet metal, plumbing, insulation and controls — from takeoff to shop drawing.
Scope of services
Every mechanical trade, by spec section.
Send the plan set once. We take off and price the scopes you carry — and when you win, the same team can model it and draw it for the shop.
23 31 00 · 23 33 00HVAC ductwork & sheet metal
Rectangular, round and spiral duct taken off by gauge and weight. Fittings, dampers, GRDs, louvers, equipment setting and hoisting.
23 21 00 · 23 05 00Hydronic & mechanical piping
Heating hot water, chilled water, glycol, steam and condensate — pipe, valves, specialties, hangers and supports.
22 13 00 · 22 14 00 · 22 11 16Plumbing — underground & rough-in
Sanitary waste and vent, storm drainage and domestic water — taken off by system and floor from underground through rough-in, with trenching, sleeves, hangers and testing called out.
22 40 00 · 22 30 00 · 22 11 19Plumbing — fixtures, equipment & specialties
Fixtures and carriers, water heaters, recirc pumps, mixing valves, backflow preventers, trap primers and natural gas piping — set, trimmed, tested and started up.
22 07 00 · 23 07 00Mechanical insulation
Duct wrap and liner, pipe and equipment insulation, jacketing — priced to the insulation schedule in the spec, not a rule of thumb.
23 09 00Controls
Points lists, sequences and scope reviews so controls are carried correctly in your number — or cleanly excluded.
LOD 350BIM coordination
Federated models of your ductwork and piping, coordinated with structure and the other trades so clashes are resolved on screen instead of in the ceiling. Modeled to LOD 350: every duct, pipe, hanger and support at its actual size, location and elevation, with its connections to the other systems.
LOD 400 · SMACNACAD shop drawings & spooling
Sheet metal fabrication drawings, pipe spool sheets, pad and equipment layouts — drawn from the coordinated model, taken to LOD 400 for fabrication with exact lengths, fittings, joints and hanger locations.
SD · DD · CDBudgets & pre-construction
Conceptual and design-phase budgets, value-engineering options, scope-gap reviews and bid leveling for owners, GCs and design-build teams.
What gets missed from behind a desk
The scope that sinks a bid is rarely on the plan view.
It’s in the spec book, the details, or the job conditions. We look for it on every takeoff.
Sheet metal & HVAC
- Access doors at dampersRequired by the spec, rarely drawn on the plans.
- Liner vs. wrapWhich ducts get which, and how thick. The insulation spec decides, not habit.
- Hoisting & riggingCrane days for rooftop units and air handlers, and who pays for them.
- Test, balance & startupTAB coordination, startup hours and commissioning support.
Plumbing
- Underground & sleevesTrenching, bedding and backfill — and who carries them. Sleeves through grade beams and slabs.
- Testing & disinfectionAir and water tests, domestic water chlorination and the reports the spec calls for.
- Backflow & specialtiesRPZ assemblies and their certified tests, trap primers, mixing valves, recirc pumps.
- Carriers & firestoppingCarriers and blocking for wall-hung fixtures; firestopping at every rated penetration.
Both trades
- Seismic restraintBracing for duct, pipe and equipment — a real line item in Alaska.
- Freeze protectionHeat trace, glycol, insulated risers and roof drains, and cold-weather routing.
- Remote-site logisticsFreight, barge windows, per diem and travel off the road system.
- Coordination timeBIM meetings and field layout hours your crew spends either way.
Scope gaps between trades
Who’s picking it up?
The most expensive misses fall between trades — items everyone assumes someone else carried. We check each one against Divisions 22, 23, 26 and 28 on your job and spell out the answer in your scope letter.
Highlighted: where it usually falls through. Typical splits shown — every spec is different, so we confirm each line on your project.
